What this report is — and is not

This report is an independent, algorithm-assisted opinion of value prepared for the purchaser named on it, for informational and documentation purposes. It is not an appraisal performed under USPAP and was not prepared by a credentialed appraiser. It does not meet the IRS definition of a “qualified appraisal” by a “qualified appraiser” — required, for example, for noncash charitable deductions over $5,000 and relevant to certain estate and gift tax filings. It is not an expert-witness report and includes no testimony. Where a law, court, or agency requires a licensed or credentialed appraiser, this report cannot substitute for one.
